Kitchener Twin Pad SportsCentre

SportsWorld Twin Pads is a privately owned sports complex, consisting of two NHL size ice surfaces that are in the business of providing year round ice skating facilities to the general public. SportsWorld should generate revenue through a planned mix of ice rentals to the City of Kitchener and 3rd parties, and facility controlled and run leagues, tournaments and programs for private teams and individuals.
The facility was built in November 2004, and acquired by GPMI as part of SportsWorld Amusement Complex in November 2005, and is currently operated by Darton Property Managers and Advisors.
Company Goals and Objectives:
SportsWorlds goal is to develop the product mix to ensure that the facility operate as a profitable venue, and manage the facility in such a manner that it will develop a reputation as a premier ice complex in the Kitchener , Waterloo and Cambridge area. The long term goal is to maintain the facility and develop the business to maximize value achieved on the sale of the complex in three years time.
To achieve these goals the initial objective would be to establish a diverse product mix , with the introduction of expanded self run programs, the securing of a few long term tenants, the development of the food, beverage , retail and other secondary income streams. The short term 06/07 objective would be to control losses as the plan is introduced, in 07/08 season focus should be to expand the plan and reorganize the schedule to maximize programs profitability and make a profit. The 08/09 season should be to increase profitability by expanding and streamlining product mix as required and expanding secondary revenue stream.
Business Philosophy:
SportsWorld philosophy should be to develop the business while understanding that the ownership of GPMI views the Twin Pads as part of the greater SportsWorld Amusement Complex and that they require the facility is not a financial drain , and that the facility may be required to operate with in the strategic direction of the complex development as a whole.
Industry Demand & Operation Philosophy:
The region is experiencing an annual population growth of 1.6% , and based on the City of Kitchener Ice Demand Study. See study attached.
This study came to the conclusion that most arenas are operating at near capacity during peak times and that over the next 4 years the region will have sufficient demand to fill an extra 3 ice pads.
There area total of 27 public ice pads and 6 privately operated ice pads{including SportsWorld} in this region, providing users with choice and due to subsidization resulting in competitive pricing. SportsWorld Twin Rinks is a clean ,modern ice facility consisting of two NHL regulation size hockey rinks , a snack bar, meeting rooms , a small retail outlet and adequate wash and changing room facilities.
SportsWorld is poised to take advantage of the local demand and is ideal location by securing a major rental agreement with the City of Kitchener and become the host to many hours of Kitchener Minor Hockey activity, and become the new home to some city of Kitchener adult programming. The existing relationship with Toyota as a weekend tenant should be strengthened, and a few current hourly contracts should be nurtured . Based on the SCDM philosophy that the correct product mix between facility run and operated programs and third party rentals is essential to maximize returns on a twin pad facility, the facility should actively establish leagues, tournaments, school programs, “Power Hour’ development programs and times for shinny.
The approach should be to look at the facility in distinct season with winter from September until April and summer from May until August. The winter season would be subject to the greatest demand with the peak times, from 5 pm until midnight during the week and from 7 am until midnight on week ends. The peak times should be expected to be filled at near 100% of the time to ensure facility profitability. The off peak times can be considered bonus if occupied and summer season demand would be more difficult to establish.
Secondary revenue streams of food and beverage, with kiosk open, and limited bar service ,and retail store are dependant on the make up of the programming mix, dictating on the clientele using the facility at a given time. The additional revenue from sponsorship would be an important part of the facility annual income, with naming rights and signage sponsorship being strategic.
Having opened in November of 2004, Sportsworld Crossing Twin Pad is a new state of the art facility. Purchased by the new owners, GPM Managed Investments and now managed by Sport Centre Design & Management Ltd, the facility is conveniently located right off the 401 and Highway 8, between the city lines of Cambridge and Kitchener. We are proudly becoming one of the best facilities in the K-W region.
We have hosted meetings by such clients as Mary Kay Cosmetics, Airways Transit, BF Goodrich, Unitron and many others. We regularly host tournaments, leagues and special events and have also hosted the “Bob the Builder” stage show in the summer of 2005. We can accommodate small intimate gatherings or up to 600 people in our Spectator rink.
We started as one of the best kept secrets in the K-W area and have worked our way to one of the best and most accommodating facilities located in this region.
